Florida Homeowners Insurance Rates: What You Pay in 2026

If you opened your renewal this year and thought the number had to be a mistake, you are not alone. Florida homeowners insurance rates are the highest in the country, and the gap between what one neighbor pays and what another neighbor pays can run into thousands of dollars a year for homes on the same street. The average alone will not tell you whether your bill is fair. You need to know how that average was built, what is driving your own quote, and which levers you can actually pull before renewal day.

Insurance is now one of the largest lines in the Florida cost stack, beside your mortgage, your property taxes and your association fees. Our Florida Homeownership Costs hub tracks that full stack in one place, because a home is only affordable when every layer is affordable.

Florida Homeowners Insurance Rates: Why Every Average Is Different

You will see three very different averages for Florida, and each one can be honest at the same time. State regulators count the policies people actually own. Data from the Florida Office of Insurance Regulation, summarized from its first quarter 2026 file, puts the statewide average for owner occupied homeowners policies at 3,757 dollars a year with wind coverage and 2,586 dollars without it, blending every home and coverage level Floridians actually bought as of March 31, 2026.

Quote studies answer a different question. They price one fixed sample home everywhere and report what a new buyer would be quoted today. By that method, Insurance.com puts Florida at 8,471 dollars a year in 2026, far above its national average of 2,872 dollars, and InsuranceQuotes puts a sample Florida home at 10,229 dollars a year. Your rate lives in the details of your home, not in a state average. For that one sample home, three major insurers averaged 6,018 dollars, 12,262 dollars and 12,408 dollars across Florida ZIP codes. Same house. Wildly different prices.

What Broward and South Florida Homeowners Actually Face

Where you live inside Florida moves the price as much as the home itself. One current guide bands inland North and Central Florida at 4,000 to 6,500 dollars a year, the central corridor and Gulf coast at 6,500 to 10,000 dollars, and South Florida plus the Keys at 11,000 dollars and above. City level data tells the same story, with Miami at 8,345 dollars a year and Tallahassee at 2,640 dollars a year in one national sample.

Broward County sits in that expensive southern band for clear reasons. Homes are close to the coast, wind exposure is real, rebuild costs are high, and many roofs are reaching the age insurers dislike most. A buyer in Sunrise or Coral Springs who budgets using a statewide average will underestimate the true cost. Get a quote for the exact address early and treat it as part of the purchase price. A local broker who quotes Florida homes every day, like our team at Statewide Insurance, can run that exact address check before you sign anything.

The Five Things That Move Your Rate Most

First is your roof. Current Florida guides name roof age as the single largest rating factor, ahead of home size and claims history. Age, material and shape all count, and a roof near the end of its expected life can trigger surcharges or a refusal to renew. Second is location and wind exposure. Distance to the coast, construction type and the protections built into the home all shape the wind portion of your premium, which is roughly a third of a typical Florida bill and most of the bill on the coast.

Third is the cost to rebuild. Your dwelling limit should reflect what it would cost to rebuild your home today, not what you paid for it and not what you could sell it for. Set it too low and you carry risk no savings can justify. Fourth is your deductible, including your hurricane deductible, which is often set as a percentage of your dwelling coverage rather than a flat dollar amount. Only choose an amount you could pay in cash in a hard month. Fifth is you. Your claims history and how long you let a policy renew without comparison both shape the price. Loyalty is rarely rewarded in this market. Comparison is.

Why Rates Are Finally Easing in Some Counties

There is a careful piece of good news inside the hard numbers. That same regulator data shows the average homeowners premium fell in 51 of 67 Florida counties across the two most recent county reports, and the downward trend continued through 2025 and into 2026. Industry coverage also reports that Citizens Property Insurance, the state backed insurer of last resort, cut rates an average of 8.8 percent for 2026, while its policy count fell from about 1.4 million to roughly 395,000 as private carriers took policies back through depopulation.

More carriers competing for good homes is how a market heals. It does not mean every renewal falls. Coastal homes, older roofs and homes with claims can still see increases while a newer inland home sees a cut. In a softening market, the homeowner who shops is the one who finds the decrease. The tax layer may bring relief as well, and our guide to Florida Amendment 3 explained and what homeowners save shows the savings on the ballot on November 3, 2026.

How to Lower Your Florida Homeowners Insurance Rates at Renewal

Start sixty days before renewal, not the week the bill arrives. First, order a fresh wind mitigation inspection if yours is old or if you have improved the home. Credits for a strong roof connection, impact protection and other hardening features can cut the wind portion of your premium, and our breakdown of wind mitigation Florida savings shows which features insurers pay for most. Second, pair it with an up to date four point inspection so roof, electrical, plumbing and heating facts are clean and current for every carrier who quotes you.

Third, get at least three quotes for the exact same coverage, including one from a carrier you have never used. Compare the dwelling limit, the hurricane deductible and the exclusions, not just the headline price. Fourth, check the separate water layer. Homeowners coverage and flood coverage are different policies, and our guide to flood insurance Florida cost will help you price that layer without guessing. Fifth, fix small facts that price big. Wrong roof age, wrong square footage and old alarm or update information can all sit in a file for years and quietly raise your bill.

Your usable move this week is one hour long. Pull your current declarations page, write down your dwelling limit, your hurricane deductible and your renewal date, and book your inspections and quotes while you still have time to choose. That one hour is how Florida homeowners turn a bill they dread into a price they actually shopped for.
