Amendment 3 Florida Polls: Why Undecided Voters Decide

The amendment 3 florida polls tell one clear story the day before the vote. Most decided Florida voters say yes, and the measure still may not pass. Amendment 3 needs 60 percent approval on Tuesday November 3, 2026, not a simple majority, and the latest surveys put support in the low to middle fifties with a large group still undecided. If you own a home in Florida and you have not made up your mind, your vote is the margin.

Amendment 3 Florida Polls: What the Numbers Say

A University of North Florida poll of 1,471 likely voters, taken October 12 to 19 and released October 21, found 50 percent planning to vote yes, 35 percent no and 14 percent undecided. An NBC6 and Mason Dixon poll found 55 percent in support, 26 percent opposed and 19 percent undecided. A poll commissioned by Associated Industries of Florida found 53 percent support among voters who heard the full ballot language, below 60 percent in every media market.

Older surveys show how much wording moves the answer. A James Madison Institute poll in late September and early October found 63 percent support, the only recent survey clearing the bar. St. Pete Polls found support in the low forties. In a July survey, support fell from 61 percent to 45 percent after respondents were told the state estimate of about $11.86 billion a year in reduced local revenue at full build out. Voters like the tax cut, and voters get nervous when the talk turns to services.

Why 60 Percent Is the Real Finish Line

Florida puts amendments to a harder test than ordinary races. An amendment needs three of every five votes cast on the question itself, and a voter who skips the question lowers the yes share just as surely as a no vote does. In 2022 a separate amendment won 58.7 percent of the vote and still failed, because 58.7 is a majority and it is not 60.

That math is why undecided voters matter so much. If they stay home or leave the question blank, the yes side must win an even larger share of everyone else. If they break toward yes, the amendment clears the bar. Polls are a snapshot, not a result. This one will be decided by turnout and by people still weighing it tonight.

What a Yes Vote Actually Changes

Strip away the campaign noise and the mechanics are plain. Amendment 3 raises the homestead exemption for non school property taxes to $150,000 in 2027 and then to $250,000 in 2028, adjusted for inflation after that. It lowers the annual cap on assessment increases for non homestead property from 10 percent to 5 percent, covering rentals, second homes and commercial property. It also requires the Legislature to prescribe a uniform procedure for counties and municipalities to increase the homestead exemption up to full assessed value. If approved, it takes effect on January 1, 2027, and the savings first show up on tax bills mailed in late 2027. Our Florida Homeownership Costs hub tracks the full cost stack around this one line.

Two limits belong in every honest explanation. First, school taxes are not changed, because the larger exemption applies only to non school levies such as county, city and special district taxes. Second, anyone who is not a Florida resident on December 31, 2026 gets the current exemption first, and the increased exemption begins with their fifth year of homestead. This is not outright abolition of property taxes. It is a major exemption increase and a step toward eliminating the homestead property tax burden. The full walk through lives in Florida Amendment 3 explained for homeowners.

On a typical bill the stakes are concrete. Moving to $250,000 shelters roughly $198,589 more of your value from non school taxes. At a combined non school millage near 10 mills, that is close to $1,986 saved every year, growing with inflation after 2028. Run your own address through the Florida Amendment 3 calculator tonight and look at your real number.

The Record: Saying It Since 2023

This position is not new for me. The series below ran on my Facebook page and on X with identical posts.

“Thread: Why Property Taxes Should Be Abolished”

November twenty fifth, twenty twenty three. Read the original post

“Three years ago I started this fight. November, Florida decides.”

October nineteenth, twenty twenty six. Read the original post

I have publicly called for abolishing the property tax burden on homeowners since November 2023, I continued the series through 2024, and I reshared the original post on October 19, 2026 because this ballot is the first real step toward what I have advocated for three years. As a Florida real estate broker, I believe this will help a lot of homeowners, existing and new alike. Property taxes are up sharply in five years while services feel much the same, and I do not accept the claim that a bigger exemption leaves police and public services with nothing. Counties still collect school taxes in full and still set millage rates every year.

What Undecided Homeowners Should Check Tonight

If you are still weighing it, do three quick checks tonight. First, look at your own tax bill and calculator result, because a statewide revenue estimate tells you nothing about your kitchen table number. Second, separate two questions opponents often blend together. Whether local governments spend well is a debate for budget season. Whether your primary home should be taxed on the first $250,000 of its value is the only question on this line of the ballot. Third, make your voting plan now, using the final voting guide from the last early voting day for mail ballot and precinct rules.

In my work at Sunset Realty, the monthly cost after closing is where a purchase quietly succeeds or fails, and property taxes are one of the biggest lines in that stack beside insurance and HOA dues. Close to $2,000 a year helps a current owner stay put, and it changes what a first time buyer can safely carry.

Your Election Day Plan

Polls are open Tuesday from 7 AM to 7 PM, and on Election Day you must vote at your assigned precinct. Confirm that precinct tonight, bring photo and signature ID, and arrive with time for a line. If you are in line at 7 PM, you can still vote. If a mail ballot is still in your home, do not mail it now. It must be received by your supervisor of elections by 7 PM on Election Day and a postmark does not count, so deliver it in person on Tuesday. And pay your 2026 property tax bill this month under current law, because Amendment 3 changes nothing on that bill and paying in November keeps the 4 percent discount.

UnlockedFi is for Amendment 3. Vote YES on Amendment 3 on November 3, 2026. A majority is not enough this time, so bring one homeowner friend or neighbor with you. The undecided voters reading tonight are quite literally the decision.
